Top Reasons to Stage Your Home

Never stop smelling the roses.

Increase Your Sale Price

In recent surveys by the Real Estate Staging association (RESA), over 85% of homes sold for 5-23% over the listing prize.

Sell Faster and for More

Staged homes sell faster, averaging only 23 days on the market compared to 40+ days for unstaged homes.

Staging Pays Off

The average investment of 1% of a home's listing price put into staging gives over 75% of sellers a ROI of 5-15% over asking prize.

Help Buyers See Themselves

Over 83% of buyers find a staged home easier to visualize as their future home

Capture Online Attention

Over 95% of buyers are online FIRST looking at photos of the home BEFORE they go visit or call their agent.

See Your Home Clearly

If you can't view your home objectively, you can't package it effectively. This often makes it nearly impossible for a seller to be objective about their home.

Hide Flaws Effectively

Almost a third of buyers will overlook property faults when a home is professionally staged.

Enjoy Peace of Mind

You will have the satisfaction of knowing you have done everything possible to get a sale and not leave money on the table.

A Must-Have for Agents

According to a Zillow survey of thousands of real estate experts, "home staging" was listed as a TOP TWO necessary item for sellers.

Stay Ahead of Competition

Competition can be stiff and buyers have high expectations! Successful agents know that the key to competing is professional staging because it creates great online presentations, drives buyers' traffic to the home, and brings in offers.

Expert Home Staging Tips

1 | Hanging Art All Wrong

"Experts" may tell you to hang art at eye-level on blank walls but that is too subjective! The center line of your art whether singular or in groupings should be 60 inches above the floor.

2 | Wrong Size Art Over Sofa

Ideally art hung over your large scale pieces like sofas should be around 2/3rds the width of furniture in order to match scale but not over 80% or else it will feel too large.

3 | Wrong Size Coffee Table

The ideal ratio length of a coffee table in relationship to the sofa is around 2/3rds the length. Anything less feels diminutive and anything longer feels unruly.

Scale relationships are critical!

4 | Wrong Size Area Rugs

Ideally the entire conversational grouping of furniture in your living room should sit within an area rug. At a minimum the front legs of your sofa and chairs should sit on the area rug.

5 | Wrong Height of Tables

When shopping for coffee tables and side tables, make sure they are the proper height. The ideal height above or below the sofa or chair should be within two inches for ideal functionality.

6 | Not Arranging in Odd Number Groupings

Things arranged in odd numbers are more appealing and memorable than in even-numbered groupings. Ideally using 3 items of varying heights works best.
